Photograph everything before anything is touched

Every room, floor to ceiling, all four walls. Every water level mark on every wall — with a ruler in shot where possible. Every damaged item in situ. The visible point of ingress. External — garden, driveway, drains. Gas, electric, and water meters. Date stamp confirmed. Backed up to cloud immediately.

Do this before calling the insurer. Once they send their own team, the narrative shifts. Your record needs to be complete first.

Do not sign anything

Not the loss adjuster's form. Not the contractor's access agreement. Not the accommodation agency's terms. Read everything. Understand everything. If in doubt — call first.

Loss adjuster forms can constitute acceptance of a settlement figure. Contractor access agreements can limit your right to challenge the quality of work. Once signed, options close.

Ask for a written breakdown before agreeing to any property — council tax, utilities, removal, and storage are frequently deducted from the same pot.

Who is the loss adjuster working for?

Collapsed culverts, failed highway drains — these belong to councils and water companies. Capture every piece of evidence about where the water came from.

What standard will the rebuild be done to?
BS 85500:2015 and Ciria C790. If the contractor cannot confirm this, the rebuild will not protect you from the next flood.
